VIRGINIA BEACH, Va.—A new boutique hotel is opening its door today as part of a major mixed-use development along the Virginia Beach oceanfront.

The Sitio, a 20-room property located within the new Atlantic Park district, is designed to exude surf culture, blending minimalism, art, music, and curated year-round programming in the heart of Virginia Beach’s newly developed retail, dining, and entertainment district.

The hotel sits beside Atlantic Park Surf, which features North America’s first Wavegarden Cove surf lagoon. The lagoon, powered by technology from Wavegarden, can generate more than 20 types of waves ranging from one to seven feet high for surfers of varying skill levels.

Developed as part of the larger Atlantic Park project, the hotel is intended to connect visitors with both the surf attraction and the surrounding arts and cultural scene.

“As its Spanish name suggests, The Sitio was envisioned to provide a distinct sense of place deeply connected to its surroundings,” says Brittany Baer Albert, development and operations manager for Venture Realty Group, the developer of Atlantic Park. “With Atlantic Park and the surf lagoon just outside of the hotel’s doors, guests can move effortlessly between refined coastal comfort and energizing cultural offerings unlike anything else found on the East Coast.”

The hotel’s design emphasizes natural materials and minimalist aesthetics. Each room includes custom surfboard racks, Belgian Libeco linens, Lavazza coffee makers, and locally sourced minibar snacks. Select rooms feature private balconies overlooking the surf lagoon. In addition, guests will also have access to a lagoon-view infinity pool and sun deck.

A private bar and restaurant at the property will serve coastal-inspired cuisine and cocktails, with additional details about its chef-led dining program expected to be announced in April.

Art plays a central role in the hotel’s design, drawing inspiration from ViBe Creative District. The collection includes works by internationally known French artist JR, as well as pieces by Virginia Beach-born artist Schuyler Beecroft. Music programming at the hotel is curated in collaboration with Pharrell Williams, a partner in the Atlantic Park development.

Guests staying at The Sitio will be within walking distance of the Atlantic Ocean and nearby attractions, including The Dome, a performance venue operated by Live Nation Entertainment.
