
MIAMI—Royal Palm South Beach has reopened following a more than $100 million transformation of the historic 1939 hotel, located at 1545 Collins Ave. in Miami Beach’s Art Deco District.
The 404-room property, owned by Park Hotels and Resorts and managed by Pivot, was the first hotel in Marriott’s Tribute Portfolio. Its redesign spans three 17-story oceanfront towers—East, West, and Lanai—and includes refreshed guest rooms and suites, new dining concepts, expanded meeting space, and restored architectural features.
“As Royal Palm reopens, it represents more than a transformation. It is a cultural return of one of South Beach’s defining landmarks,” says Royston Brady, general manager. “What makes this moment significant is that we are not only preserving its legacy but actively shaping how a new generation will experience the destination.”
Coral Gables-based EoA Group led the design, preserving the compass rose in the original Terrazzo lobby flooring and repurposing the original green-glass reception desk as the Compass Rose Coffee Counter. The design incorporates Art Deco geometry, Wynwood-inspired color and energy, and cultural references to Little Havana, with an emphasis on openness, natural light, and connections between indoor and outdoor spaces.
For meetings and events, Royal Palm offers 18,000 square feet of flexible indoor and outdoor space, including seven meeting rooms, the Flagler Ballroom, and two outdoor venues. The 2,882-square-foot Flagler Ballroom accommodates up to 300 guests for receptions and can be divided into East and West sections for breakouts or concurrent sessions. The 772-square-foot Deco Room accommodates up to 60 theater style and also can be divided.
Outdoor options include the 2,800-square-foot Ocean Breezeway, an indoor-outdoor corridor for up to 500 reception guests, the 900-square-foot Palm Court terrace for up to 150, and the 1,900-square-foot Pool Deck, also accommodating up to 150. The hotel’s in-house audiovisual team and culinary program support meetings, weddings, destination events, and group dining.
Chef Adrian Colameco leads the hotel’s new F&B program, which includes four venues. The Paloma Club, located on the pool deck, serves coastal Latin cuisine and agave-forward cocktails, with pool and beach service extending to the sand. Compass Rose is a Cuban-inspired coffee counter, while Mixed Company pairs rum-focused cocktails with Asian-inspired small plates. Cositas is an all-day market offering grab-and-go items and locally inspired retail.
Additional amenities include a 24-hour fitness center, a private pool, and direct beach access. Accommodations range from Classic Kings and Oceanfront Kings with full balconies to Bungalow Suites and two-bedroom suites with ocean views.
